Some examples of our work include:

   » New Towns: Currently managing a 1,938 acre mixed use new town project in St. Lucie County which incorporates traditional design criteria and transfer of development rights multipliers.

   » CRA Work: Created and initialized the implementation for a 1,700 acre Community Redevelopment Agency. LPS completed land use and zoning codes for the community’s “city center” project, and established and gained approval of an “Urban Infill & Redevelopment District”. Supported the redevelopment area by working on code revisions for “East Lake Village” – A traditional village area in the CRA and moved offices into the project.

   » Developments of Regional Impact (DRI’s): LPS has worked on numerous DRI projects in Florida. We have completed new DRI projects as well as processed several applications amendments known as a notice of proposed change (NOPC) to DRI’s as well as completed annual reports and processed substantially built out agreements with the Florida Department of Community Affairs.

   » Comprehensive Planning: We have worked on over 20 cycles of comprehensive plan amendments of all size including several plan amendments as well as Evaluation and Appraisal Reports – which were approved by the Florida Department of Community Affairs as found in compliance with state growth management rules and policies.

   » Planned Unit Developments (PUD's): We continue to work on new PUD projects – drafting and implementing codes design for specific needs such as shared parking standards , subdividing multiple use projects, and public and private agreements and benefits (See PUD’s on our home page.)

   » Site and Development Planning: We have been involved in hundreds of site plans, zoning applications, special exception uses, variances, land development code amendments and numerous code implementation projects.

   » Codes & Other Planning Issues: Additional experience includes drafting land development regulations LDR’s codes,, Annexations, Redistricting and Marketing studies, Neighborhood Studies, Riverwalk Plans.

   » 2nd Opinions: Part of our services is to offer an evaluation of existing plans and policies and the associated impacts on particular projects or neighborhoods. We draft and present initial and secondary (more detailed) opinion reports. We continue to work on providing these reports to our local and regional clients either by direct management of their projects, or by issuance of initial and secondary reports and graphic findings.
